Things to remember if you are renting a sublet apartment


If you rent a sublet apartment there are certain things that you need to be aware of. Before you move in you should ask the person you intend to sublet from to see written authorisation for this from Kista Studentbostäder. If there is no authorisation the person who is sub-letting will be forced to move out and the person that has unlawfully sublet the apartment risks have the rental agreement terminated. Make sure that you have a sublet contract in writing that regulates the rent, rental period and notification of termination period. You enter into this agreement with the leaseholder.

As a person holding a sublease there are certain things that we at Kista Studentbostäder cannot help you with, for example: 
- Change of cylinder lock (only the primary tenant has the right to request this). We will do this only if you present a written power of attorney and a copy of the tenant's identification.
-  Opening of locks – if you do not rent from Kista Studentbostäder we cannot let you into the apartment even if you have a written contract. Our contract only applies to the primary leaseholder.
-  Broadband through Tele2 can only be subscribed for by the leaseholder. The leaseholder decides whether the broadband connection that is in the apartment shall be included in the sublease or not.

Renting an apartment from Kista Studentbostäder via KTH (Royal Institute of Technology) as a sublease:
Kista Studentbostäder has a contract with KTH and not with you, which is why there are certain things we cannot help you with, for example:

- Change of cylinder lock (only the university has the right to request this). You must contact the university, which in turn will contact us at Kista Studentbostäder.
-  Opening of locks – if you do not rent from Kista Studentbostäder we cannot let you into the apartment even if you have a written contract. Our contract only applies to the primary leaseholder. You must contact the university, which in turn will contact us at Kista Studentbostäder.

IMPORTANT! If the report concerns furniture that is missing in the apartment, inspection and cleaning you must contact KTH.

Termination, signing of contracts, what is included in the rental agreement and other issues regarding your apartment should be discussed with KTH.
